Lettings & Sales Negotiators; get to know.

What does a Lettings / Sales Negotiator do?  

A lettings negotiator is typically responsible for sourcing new tenants, conducting credit and reference checks on behalf of the landlord, and the negotiation of the letting. A Sales Negotiator is responsible for promoting and selling new homes whilst maintaining a close relationship with their clients.  

What qualifications do they require?  

Across the UK, negotiators are not required to complete a specific qualification in order to work, however, of course, undergo thorough training and more often than not nowadays, are advised to work towards the completion of the ARLA qualification. Not only does this improve their credibility but it also diversifies the ability to understand commercial property requirements in addition to residential legislation.  

What is their market value?  

Broadly, a trainee negotiator might earn anything between £14-20K basic salary with the ability to achieve £30-70K+ on target earnings depending on the quantity and value of their stock and market. It is also worth mentioning that in many cases transport and/or car allowance is also provided. For those beginning their career or changing their role and market might be offered a guaranteed basic for their first 1-3 months in order to build a pipeline.  

What are the working hours/shift pattern?  

Naturally, this varies across different brands however working as an estate agent is not one for a clock watcher! The ability to earn additional commission drives most in the sector to conduct longer working shifts and in many cases weekend work. It has proven to be a lifestyle but a particularly rewarding one for those who put the hard work in!
